If cancelled 30 days prior to arrival: your 20% deposit is fully refundable because the Total
Balance isn’t due until 30 days prior to arrival. If cancelled LESS than 30 days prior to arrival, there is
a 50% penalty OR you can reschedule if you know a specific date OR let your reservation “float” and
reschedule at your discretion without any penalty. This policy applies to all reservations, including
those with COVID related issues.
Yes, we do.
We provide a “starter” kit of these items, including shampoo and soap, but we highly recommend
you bring your own for back up and extra if needed.
We provide Drip Coffee Makers! There are starter packs of coffee, but plan on bringing your own
coffee!
Upon making your reservation and prior to your arrival you will be issued an “Access Code” to
open the front door of your property. You DO NOT have to stop anywhere to pick up keys, etc. go
straight to the property, after 3:00 PM your access code will let you in and then “ENJOY”!!!

No, City Ordinance states the occupancy limit pertains to ALL occupants. The above example
shows 9 occupants would be staying there. Sorry, but this is non-negotiable per the City of
Jonestown. Also, some properties may have a lower occupancy limit by direction of it’s Owner. This is
for your safety. In the event of an emergency, personnel would know how many occupants to be
protecting.
Our restaurant is VERY SEASONAL (Mainly it depends on the time of year). For open days and hours

YES!!
Depending on what property you booked, the minimum distance is about 1 mile. All of our properties are no more than a mile and a half from the pools and restaurant. There are hiking, biking, and golf cart trails that you can take, and you can drive you vehicle there also!
Yes, unless we have someone checking out the same day as your arrival. We cannot assure an
early check-in more than two days before arrival, and it won’t be before 1:00 pm. The locks are
programmed to allow access at 3:00 pm on the day of arrival (NO EARLIER) and will deactivate your
code at 11:00 am on the day of departure. They will not work for you before 3:00pm nor after
11:00am on arrival/departure days.
If you have been given an early check-in, please be sure we give you a temporary code.
The maximum of cars allowed will vary with the property you are renting. If you are renting a Casita (the two-story stucco homes), you can park a max of 4 cars at the property. If you are renting a Cottage (looks like a cabin in the woods) the max is 3 cars. Please ask us where you can park additional cars, though we prefer you bring no more than the number of cars that can be accommodated at the property.
If you are renting a Villa (Condominium), you “may” have use of the one car garage (check individual
properties). Aside from a possible garage, the balance of legal parking is unassigned and often fills
up quickly. When the parking lot is full, please use the overflow parking near your unit (the overflow
parking information will be in your three ring notebook on the dining table in your Villa or emailed to
you prior to arrival)
Our Golf Carts are a separate amenity. You may rent them for the following: The newer four seat
carts are $125/day and the six seat carts are $150/day. We have a two-day minimum rental period
for all carts. We deliver and pick up the carts if you choose to rent.
It says no pets allowed, but we have a very well-behaved pet that is fully house broken,
doesn’t chew on anything, and is crated when we are not there. Can we please bring it?
No. Sorry, but if the property you are looking/staying at says no pets, then it fully means “no pets
allowed”. You can always board your little darling at “Just Fur Pets”, right up the road though! Call

No. Sorry, but under an ordinance of the City of Jonestown, all rental properties in the City limits are STRICTLY prohibited from the use of these. HOWEVER, you are welcome to use the outdoor grills and indoor fireplaces. There is, however, an outdoor fireplace and firepit up at the Hilltop Smokehouse you can use (you must supply your own wood). The use of these are prohibited if there is a County wide “Burn Ban” in effect, and this is not uncommon as this area can get very dry at times.

Yes, however, parking these items are not allowed on site, nor your property and there is no place to
store them on property. You are solely responsible to find storage off property for them.
Our Marina is a separate entity, but they are very accommodating. You need to speak with them

That’s great! We are excited for you and know you will enjoy your stay, HOWEVER, keep in mind you will have neighbors and out of respect for them, please observe the “Outdoor Quiet Time” after 10:00 pm and before 9:00 am. This noise policy is strictly enforced, so if your fun or conversation is going to be louder than normal, please take it inside. Thank you!
The trash bins are at each property (Cottages and Casitas), most are behind a stucco screen, in the
garage, or on the side of the house.
All the Villas use dumpsters which are not locked, and they also are behind stucco screens in the
parking lot. There is one located between 17800(Bldg. 8) and 17732 Edgewood (Bldg. 7), then the end
of the parking lot at 17700 Edgewood (Bldg. 6). On Maritime, there is one on the side of 17708(Bldg. 5),
and one in the parking lot between 17800(Bldg. 3) and 17804 Maritime (Bldg. 2).
We don’t require you do the items we suggest, but it would be greatly appreciated. There is a list
of these items in the property you are staying in.
Those items are as follows:
-Load and start the dishwasher
-Remove all food from the refrigerator
-Remove the sheets from the bed
-Throw all used towels in the bath tub
-Set thermostat to 78 degrees in the summer months
-Set thermostat to 60 degrees in the summer months
-Turn off all lights, appliances, and fans
