We don’t run permanent gimmick discounts. What we do have are a handful of real rate reductions that apply in specific situations — mostly when a property would otherwise sit empty. If any of these fit your trip, they’re worth asking about.

Snowbird rates — November through March

Lake Travis is quiet in winter, and our owners would rather have a good long-term guest than an empty house. Stays of 30 nights or more between November and March are priced well below the nightly rate, and many of our larger homes are available for the full season.

This suits remote workers, people escaping northern winters, and anyone in the area for an extended project. Winter here is mild — daytime highs are usually comfortable enough for the trails, and the lake views don’t go anywhere.

Best for: stays of a month or more, flexible dates, working travellers.

Extended stays — 7 nights or more

A week-long booking gets a lower effective nightly rate than the same nights booked separately. The discount grows with the length of the stay, so a 10- or 14-night booking is priced better again.

Because our rates move with demand, the exact reduction depends on the property and the season. Send us your dates and we’ll quote the real number rather than a vague percentage.

Best for: family holidays, reunions, and anyone with a flexible return date.

Last-minute openings

Cancellations happen. When a property comes free inside the next couple of weeks, we would rather fill it than hold out for the full rate. These openings are irregular by nature — there’s no schedule to them — so the way to catch one is to tell us your dates and let us call you when something opens.

Best for: local guests from Austin, San Antonio, and Houston who can move quickly.

Booking direct is the standing discount

The biggest saving isn’t a special at all. Booking through us rather than Airbnb or Vrbo removes the platform’s guest service fee, which typically runs 12–15% of the booking total. On a week-long stay that is usually a larger saving than any seasonal promotion, and it applies every time.

How the discounts work together

Extended-stay and snowbird pricing are built into the quote rather than applied as a coupon — you’ll see the adjusted rate when you check availability. Last-minute openings are quoted individually. Nothing here requires a code, and nothing expires at midnight.

When to book

• Summer and holiday weekends — book 2–3 months out. These fill first, and discounts are rare.
• Spring and autumn — 3–6 weeks out is usually comfortable, and mid-week rates are noticeably softer.
• Winter — the most flexible season, and where the deepest reductions live.

If your dates are firm, tell us early and we’ll flag anything that opens up. If your dates are flexible, say so — that’s where we can usually save you the most.
